This is a super opportunity to acquire a substantial property direct from the owner.
The house, lake, land, gite and barn for 400 000 Euros. The house and land inside the main gates (about 12 acres which will include the lake) is 300 000 Euros. We will consider any combination.
The house has 5 bedrooms and three reception rooms. The gite too was registered with gites of France and was very successful. The lake is 2.5 acres large and approx 7m deep and is spring and stream fed. The barn has water and electricity. We are in the countryside, literally surrounded by bridle paths, as is all of this area. There is a riding school in Crocq, 10 minutes away, and another in Felletin, 20 minutes away.
We have 3 fenced chicken runs with houses and two polytunnels and provide, organically, most of our fruit and vegetables. It would be an ideal property for a smallholder and an enthusiast would be able to provide electricity from the stream, in the run-off after the lake, or plenty of land for solar panels, being south facing. Most of the land is flower meadow and our farmer cuts the hay in the summer. He also grazes his cows here at times, but neither the hay nor the grazing is on a contract so if the property is sold then the whole of the land will be free of any tie with the farmer.
We are 25 minutes from Aubusson and 1 hour from Clermont Ferrand. We are close to the volcanoes of the Auvergne and the ski areas of Mont Dore and Super Besse are just less that 1 hours drive away. In the opposite direction there are water sports at Lac de Vassiviere, a huge lake.
Shopping we do in Aubusson, Giat and Ussel. The local doctor in Crocq (7 minutes drive) is amazing, as is the dentist in Giat (15 minutes drive). We have excellent vetinary services and a choice of vets in Giat and Crocq.
The only reason we are leaving is that the family have all left home now and it is just too big for the two of us. We are not leaving the area and if we sell only the big house we will keep the gite and barn. If we sell all, we will buy again in the same commune.

Hi,
If you would be so kind, I would like to ask about the lake, in particular how it was formed originally.
As there is a stream running through, was a dam constructed or was the lake dug out (or a combination of both) ?
If there is a dam, can you kindly comment on its age, overall dimensions and construction materials ?
Regarding the lake depth, is it 7 metres throughout or is that just at the dam or deepest part ?
What depth(s) is it in the margins and can it all be drained-down when necessary ?
Thank you in advance
Graham Collins
Hi, second/third & fourth time lucky I hope, lost the last message somehow!
What an exciting and beautiful place you have! I have been dreaming of such a setting/venture, having always wanted to “farm” and like fishing as well, with an elder son now well into his fishing!Spent a souple of weeks around Limoges last year eyeing up various projects, wife still to be totally convinced !
On a very practial note, how feasible to make a livable “living” from teh existing assets of small holding, lake and gite? Has this been a job or is te income not your main source? I don’t mind hard work and a set up with room for enhancement, but my wife needs to know that we can “live” on whats there, whilst any enhancement can be investigated/planned/saved for etc!
I have been dreamily looking at such options for years now and feel that it is soon or never to make a move! With the the last comment/questions left by the previous respondent Mr.Collins, I wondered whether it was feasible, even ethical to ask for any questions and answers previously sunbmitted by others, in as much as I’m sure they probably asked better thought out and pertinent questions that I have!
Would be great to have your thoughts and comments, of course, assuming it is still on the market!
Very kindest regards,
Peter daplyn
